1. Who we are

CommercialBays.com is operated by Coework LLC (“CommercialBays,” “we,” “us”). By using this site you agree to these Terms. If you do not agree, do not use the service.

2. What the service is (and is not)

CommercialBays.com is an online marketplace where property owners and their representatives (“landlords”) advertise commercial bay and flex-industrial space, and prospective tenants discover and contact them.

We are not a real-estate broker, agent, or party to any lease. We do not verify title, zoning, permitted use, or condition of any listed property, and nothing on this site is legal, financial, or real-estate advice. Verify all property details, zoning, and permitted uses with the landlord and your local municipality before signing anything.

3. Accounts

Creating a listing requires an account with a verified email address. You are responsible for activity under your account and for keeping your credentials secure. You must be at least 18 and able to form a binding contract.

4. Listings and content

You must have the legal right to advertise any property you list, and your listing content must be accurate and not misleading. Listings are reviewed before publication and we may reject, edit, or remove any listing at our discretion.

You grant us a non-exclusive, worldwide license to host, display, and promote content you submit, for the purpose of operating and marketing the service.

5. Free and paid plans

Basic listings are free. Paid subscriptions (such as Pro and Business) are billed monthly through Stripe, renew automatically, and can be canceled anytime, with paid features remaining active until the end of the billing period. Prices may change with notice; fees already paid are non-refundable except where required by law.

6. Inquiries and communications

When a tenant submits an inquiry, we forward it to the listing owner, including the contact details the tenant provides. By submitting an inquiry you consent to that sharing. Do not use inquiry or messaging features to send spam or unlawful content.

7. Prohibited use

You may not scrape or bulk-harvest site data, misrepresent a property or your authority to list it, discriminate in violation of fair-housing or civil-rights laws, interfere with the service's operation, or use the service for any unlawful purpose.

8. Disclaimers and limitation of liability

The service is provided “as is” without warranties of any kind, express or implied. We are not liable for the conduct of landlords or tenants, the accuracy of listings, or any lease or transaction formed between users.

To the maximum extent permitted by law, Coework LLC's total liability for any claim arising out of the service is limited to the greater of $100 or the amount you paid us in the twelve months before the claim.

9. Indemnification

You agree to indemnify Coework LLC against claims arising from your listings, your use of the service, or your violation of these Terms.

10. Termination

You may close your account at any time. We may suspend or terminate accounts that violate these Terms. Sections that by their nature survive termination (including disclaimers, liability limits, and indemnification) survive.

11. Governing law and changes

These Terms are governed by the laws of the State of Connecticut, USA. We may update these Terms; material changes will be reflected by the “last updated” date above, and continued use after changes constitutes acceptance.
